Driving Excellence in Every Encounter Student Experience, Risk Management & Operational Performance in a Live Development Environment

Abstract Overview

Griffith University Village (GUV) in Queensland is currently undertaking the development of a new accommodation tower in the heart of the existing Village, while maintaining 100% occupancy across 517 beds. This project presents a unique and complex challenge: delivering major capital works in a live student environment without compromising resident experience, operational safety, community culture, or compliance with the Queensland Residential Tenancies Authority (RTA).
This presentation explores how intentional strategy, transparent communication, and strong university partnerships enabled GUV to prioritise the student experience during construction — ensuring high engagement, positive culture, and smooth navigation of tenancy legislation. The session highlights the operational and regulatory complexities of student accommodation in Australia and demonstrates how a resident-first mindset is shaping the future of on-campus living.
